Process

Rental Availability

• If the rental is available, it will be posted at: https://ishardmore.com/irent

• We post rentals as they become available. If it’s not listed, it’s not available—so keep checking!

Rental Assistance & Rent

• We accept ALL rental assistance programs and housing vouchers.

• Rent prices are firm and non-negotiable.

Qualification Requirements

• Income must be at least 3x the rent in verifiable gross income.

• If using assistance, submit proof when applying.

• Good credit helps but is not required. Applicants with poor history may qualify with a higher deposit — we do give second chances.

Viewing a Property

• To view a unit, complete the Tenant Questionnaire (free): https://form.jotform.com/ishardmore/Tenantquestionnaire

• After submitting, text your name, address you want to view, and the soonest time you’re available to 580-319-8975.

• Our team will follow up after reviewing your form if it appears you qualify.

• We do not want anyone to pay for screening unless they are sure they like and qualify for the house.

Application Process

• Once you’ve viewed the unit, every adult (18+) must apply.

• Application fee is $35 per adult (includes background and credit checks).

• One application is valid for any ISH rental for 6 months.

Switching Your Application

• To move your application to a different property, text your name, the original address, and the new address to 580-319-8975.

• You do not need to reapply or pay again.

Pets

• If the unit says No Pets, that means no pets no exceptions.

• Most units are pet-friendly. Pet fees: $300 per pet for rentals $1,000 or less -$500 per pet for rentals over $1,000

• Applies to all animals, including birds, reptiles, fish tanks, etc.

Payments

• Rent is paid online only through your AppFolio Tenant Portal.

• Never pay anything before a lease is signed.

• No cash or checks accepted in the office.

• Need another way to pay? We can issue a cash payment voucher for approved retail payment centers.

Move-In Requirements

To move in, tenants must:

• Pay full first month’s rent

• Pay security deposit

• Pay pet fees (may be split over 2–3 months depending on the property/owner)

• Upload proof of utility transfers to your name (screenshot accepted)

👉 We do not hold properties. The full rent and deposit are due to secure the unit. Our job as property managers is to fill vacancies quickly. The sooner you’re ready to pay, the faster we can process your app—often the same day. We rent first come, first qualified, first to pay.

Policies

• Rent is due on the 1st. $50 late fee added on the 6th. If unpaid by the 15th, eviction process begins.

(Please make sure you’re applying for a home within your budget. We never want to evict anyone.)

• Tenants are responsible for utilities and yard care, unless otherwise stated.

• Rental insurance is required, or an opt-out form must be signed.

• Maintenance requests must be submitted through the AppFolio portal.
